SHORT SALE HOMES
Short Sale homes in Grass Valley and Nevada City are sometimes in better condition than the bank owned foreclosure homes due to the non anger involved in the move out. Owners of short sale homes tend to have kept the property up better than the banks when over a longer listing time period. BUT, they do take longer to purchase waiting on bank approvals (which are very poor) of offers and counters. Only look for ones pre-approved by the bank. They also might be occupied, slowing down move in also compared to a foreclosed home.
